A big step has been taken towards adding to Belleville’s housing stock.
At a ceremony Thursday, ground was officially broken on the long awaited Parkville Greens subdivision off Bridge Street East.
According to Belleville Mayor Mitch Panciuk, who was on hand for the ceremony, the project has been decades in the making.
The 280 unit development will feature townhouses and singles, as well as greenspace and parks on the 62-acre lot.
Harjit Jaswal, President of Parkville Greens, said he’s happy to be moving the project forward. According to Jaswal there were many hoops to jump through owing to the previous owners who didn’t move on the project.
The entire project is expected to cost $100 million and is being completed in two phases.
“In the first phase it is actually 124 houses and total it is about 280 houses. Out of 124, 77 are the townhouses and the rest of them are the detached houses. In the second phase, again, there are some townhouses and single houses.”
According to Jaswal there are 77 townhouses expected to be available by next fall, many of which have already been purchased in pre-sale.
“The townhouses were sold in the range of $300,000 to $350,000. That was the range. It started from $350,000 and went up to around $400,000 to $450,000. Something in that range depending on the size. The sizes range from 1,100 square feet with three bedrooms to 1,600 and 1,800.”
Mayor Mitch Panciuk said he was pleased that the project is moving forward after so many years in neutral.
“Well it’s a big win for a couple of reasons. First of all, we’ve got higher density, so it’s not just single detached, but there’s also some townhomes that are part of this project. Secondly is Harjit and his partners, they bring their own workforce in and one of the things that’s really held us back from meeting the demand is being the lack of available sub-trades and contractors. This project will be, basically, self-contained. They’re going to bring their folks in to do all the work and that will allow us to sort of leapfrog ahead and get it done. We’re really excited about that. It’s probably one of the first times we’re seeing a full outside development happening and I think it’s a good sign for us for the future.”
