The Central Lakes Association of REALTORS® (CLAR) is encouraged by today’s announcement from the provincial and federal governments to eliminate the 13 per cent HST on the purchase of new homes for all buyers. Broadening this measure beyond first-time purchasers to include all buyers of new homes up to $1.5 million, with a maximum rebate of $130,000, is a practical step that recognizes the realities facing today’s housing market. The phased structure for homes above that threshold between April 1, 2026 and March 31, 2027 adds further flexibility.
This change has the potential to ease some of the financial barriers associated with purchasing newly constructed homes. Lowering upfront costs can support buyer confidence and may help encourage new residential development, particularly in housing segments that are in short supply. Increasing the availability of “missing middle” options such as townhomes and multiplexes will be important as communities continue to grow and evolve.
Affordability remains a complex issue across Ontario, influenced by a range of factors including borrowing costs, supply constraints, and the rising expenses tied to development. Over time, these costs have had a direct impact on home prices, limiting accessibility for many would-be buyers. Measures that help reduce these pressures are an important step toward improving overall market conditions.
