Belleville’s Planning Advisory Committee is recommending council approve an Official Plan amendment that could eventually lead to a mixed residential development near the shores of the Bay of Quinte in the city’s east end.
The former Bakelite Thermosets land is just east of Herchimer Avenue and after the plant’s demolition years ago has been designated as a “brownfield site” and zoned as environmentally protected.
The Official Plan amendment would permit some of the property to be developed with housing in the form of single-family homes, townhouses, and apartment buildings.
Exact plans on the amount of housing have not been submitted to the city but preliminary designs show trails running throughout the property including in the residential areas.
Much of the land, particularly around a pond, wetlands, and the bay itself would be protected from any housing.
Any new residential development would require further environmental evaluation and site remediation. The housing would be
on city water and sewer services.
Council will make a final decision on the amendment at a future meeting.
