Major changes could be coming to the Harmony Road and Highway 37 area where Black Bear Ridge Golf Course could turn into a fully-serviced resort area along with a housing development.
Belleville council will meet for a special session Tuesday afternoon to discuss endorsing a Minister’s Zoning Order for 370 hectares of land to create the “Black Bear Ridge Village Zone.”
The city’s Official Plan would also need to be updated to make way for the proposal from Black Bear Ridge GP Inc.
The concept plan shows how Black Bear Ridge Golf Course will develop into a full, four-season resort with commercial, entertainment, and recreational facilities as well as surrounding residential and mixed-use development.
The upper end of the proposal calls for as many as 3,049 low and medium density residential units.
The developers say the building of the resort and residential area is to involve some $1.5 billion in initial one-time spending and $45.6 million in development charges revenue for Belleville.
Upon its completion, the development concept could result in nearly $17.6 million annually in property tax revenues and water/wastewater revenue for the city.
